Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has issued office order directing builders to name their housing projects, Towers, and blocks as per the sanctioned map. This directive from UPRERA came after authority observed that various builders were naming their projects differently from what was originally registered with RERA.

    Important Points

Consistent RERA Registration: Builders are directed to register their projects with RERA under the same name as approved by the Authority. This ensures uniformity and avoids confusion among Homebuyers.

Uniformity in Marketing Materials: The order mandates the use of the same names for the project and its towers and blocks in brochures and advertisements as approved on the map. This measure aims to provide accurate representation of the project and prevent misconceptions among Homebuyers.

Sanctioning Maps in Landowner's Name: The development authorities must sanction maps under the names of the landowners. This aligns with the provisions of the RERA Act, which mandate builders to possess title over the project land.

The order also mentions that UP-RERA has encountered challenges in determining the completion status of projects and processing builder applications for project account closure. These challenges stem from disparities between the names of registered projects and towers and those indicated in the Occupancy Certificate (OC) or Completion Certificate (CC).

Furthermore, Mr. Sanjay Bhushreddy (Chairman), stated that he expects all promoters and development authorities to comply with these directives. He reiterated UPRERA's commitment to addressing the issues of homebuyers and other stakeholders.
