The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has released guidelines in the form of do's and don'ts for promoters which they will have to mandatorily follow while advertising their projects. These guidelines aim to create widespread awareness among promoters, agents, and homebuyers. Important Do's and Don'ts are as follows:

    Do's

    1. Promote only RERA registered projects.

    2. Promotion, booking, etc., should be done only through registered agents.

    3. Do not use printed marketing materials such as newspapers, leaflets, pamphlets, brochures, or supplements.

    4. Mention the RERA registration number and RERA portal prominently in special features, flyers, etc.

    5. On social and digital media platforms such as Facebook, Twitter, Instagram, YouTube, and LinkedIn, as well as on other social media portals and creatives of advertisements released through Gmail promotion, Tumblr, etc., ensure that the RERA registration number and RERA portal are prominently displayed in the content with a large and readable font size.

    6. On property-related advertising websites (property aggregators) like 99acres.com, magicbricks.com, housing.com, makaan.com, nobroker.com, commonfloor.com, acreninches.com, etc., include the project's RERA registration number in all banner ads, text ads, marketing creative, and description sections. Additionally, ensure that the RERA portal is clearly, readably, and prominently mentioned.

    7. If booking, sale offers, etc., are being conducted through platforms like commonfloor.com, acreninches.com, etc., ensure that they are registered as agents according to the provisions of the RERA Act.

    Don'ts

    1. Do not promote any project that has not been registered under RERA.

    2. Avoid using services of unregistered agents or agents whose registration period has expired.

    3. Ensure that the font size is not smaller in proportion to the main content of the advertisement.

    4. Keep the RERA registration number and portal within the geographical limits or frame of the main promotional content and design.

    5. Avoid using color combinations that hide the RERA registration number and portal.

    6. Ensure that the RERA registration number and portal are mentioned in both creative and content on social and digital media advertisements and avoid using small font sizes.

    7. Ensure that the RERA registration number and portal are within the geographical limits or frame of the main promotional content and design.

    8. Do not place RERA registration number and portal information on any page or place other than the main page with the project on the portal.

    10. Do not allow any kind of publicity without written order and verifying the content of the advertisement.

    11. Ensure that booking, sale offers, etc., through platforms like 99acres.com, magicbricks.com, housing.com, makaan.com, commonfloor.com, nobroker.com, or acreninches.com are made by agents registered with RERA of these platforms/companies. Avoid doing so without their registration.
