    Bandra will soon have a posh neighbour on MHADA land. The New MIG Colony in Bandra East near the Station has just appointed Mr Nikhil Dixit from MHADA's Panel Architectas Project Management Consultant and M/s Solicis Lex Advisory as their Lawyers.

    The new MIG co-operative housing association limited, is association, recently formed in the year 2021, presently consists of 6 (six) buildings and is the lessee of MHADA with approx. 6408.05 sqmtrsand a total of approx. 9008 sqmtrs. Initially, MHADA had planned 19 buildings in G9 layout of Bandra (East) in 1970s. Out of the total 19 buildings, MHADA successfully constructed 14 buildings in the year 1976 which is now known as 'New MIG Colony'.

    After construction of the buildings, the same were handed over to the people who hadlow socio-economic position and low income in the Society. Thereafter, each building formed into a respective independent Society.

    All the buildings of the New MIG Colony are more than 45 years old now and dilapidated. During the legal and technical discussions, Cluster development was one of the routes suggested by PMC Mr Nikhil Dixit.

    Managing Partner of Solicis Lex Advisory, Mr Ameet Mehta also suggested to look at Self Development Model. Adv Ami Oza, Partner in Solicis Lex suggested that the common aim of carrying out its re-development workwould be through the Cluster Development Scheme (CDS) as per prevalent DCPR Rules.

    Mr Dixit added that at present, the Association consists of 6 buildings, situated onamong the biggest, and one of the largestlayoutsin the suburbs, andis a far-flung area admeasuring total approx. 2.22 acres in Bandra, placed in the heart of South Mumbai. There is even a possibility of 2 to 3 more buildings joining the NEW MIG Co-operative Housing Association Limited in the near future.Since the MHADA housing policies and Development Control Regulations 2034. Mr. Nikhil Dixit while speaking to live law, said that, "cluster development is the economic growth of residential areas to safeguard open spaces and environmental resources", further he added that "houses are built closer together on a specific plot of land rather than distributed uniformly across vast areas".

    Since Solicis Lex Advisory was having a lion's share in Redevelopment, self-development and cluster development, the society, through proper process of Interview, shortlisted them as Advocates and Solicitors.

    Adv. Ameet Mehta, added that "Re-development projects are the backbone of Mumbai's property market today as the land-famished city has few unoccupied land parcels".Adv. Ami Oza, Associate Partnerstated that "Cluster re-development will put an end to the problems of the rehabilitation of thousands of poor people staying in unhygienic as well as old and dilapidated structures in the city limit. The vital proposition of cluster re-development is to uplift and enhance dilapidated structures, typically about 40-50 years old. Such buildings lack modern housing rudiments, such as private washrooms, civic utilities, structural resilience, and adequate access roads. Improving these pertinent aspects via re-development enables Developers to provide a contemporary lifestyle to the public and uplift the city's overall infrastructure.

    While speaking to the Association's Managing Committee, Adv. Ameet Mehta and Adv. Ami Ozaenumeratedvarious advantages and benefits that can be availedfrom the cluster re-development under regulation 33(9) of the Development Control Regulations 2034. Mumbai's real estate sector has spilled over to peripheral areas, such as Thane, Navi Mumbai, Vasai and Virar. However, over time, many of the residential structures built in the city have become old and require structural re-consideration. It is in this context that the concept of cluster redevelopment holds relevance.Mr Dixit stated that Redevelopment of New MIG Bandra is at a strategic location for connectivity and so Strategic development will be required for the same. MHADA & Government should support for this kind of developments.
