    The Telangana Real Estate Regulatory Authority (TSRERA ) bench comprising of Justice Dr. N. Satyanarayana (Chairperson), K. Srinivasa Rao (Member), and Laxmi Narayana Jannu (Member), has restrained Buildox Private Limited from advertising and selling its proposed Hafeezpet, Hyderabad project until the final disposal of the complaint filed against Buildox for violating Section 3 and 4 of the Real Estate (Regulation and Development) Act, 2016, pertaining to advertising an unregistered project.

    Background Facts

    The complainant filed a case against Buildox Private Limited (the respondent), alleging that the respondent has violated Sections 3 and 4 of the Real Estate (Regulation and Development) Act, 2016, by advertising the unregistered project proposed in Hafeezpet, Hyderabad. The complainant further alleged that the respondent has collected a significant sum from homebuyers in the name of this project, despite lacking title to the land and any agreements with the original landowners.

    Additionally, the complainant alleges that the land on which the project is planned falls under a Prohibited Category, with matters related to the land pending before the Supreme Court. Consequently, the complainant filed a complaint before Telangana RERA seeking interim direction in the matter.

    TSRERA Order

    TSRERA, through the interim order , restrained the respondent from marketing, advertising, and selling the proposed project situated at Hafeezpet until the final disposal of this complaint. TSRERA also directed the respondent to deactivate the Facebook advertisement related to the project.

    Furthermore, TSRERA directed the respondent to submit the company's bank account statement, along with those of its group companies and entities, within 7 days.
